$3.95 Million: The New Median for a “Normal” Greenwich Home

Greenwich's median single-family home price hit $3.95 million in August 2026 — up 41% from August 2025 — with homes selling faster and closer to asking price than ever, though last month's sample of sales was small.

It's no secret the Greenwich housing market has been booming for years, and that what your money buys here could get you several times the house somewhere else.

But Greenwich real estate just hit a number worth talking about: in August 2026, the median sale price of a single-family home here was $3,950,000 — up 41% from $2,800,518 in August 2025, according to the Greenwich Association of REALTORS and Greenwich MLS.

You need to spend almost $4 million just to get something normal in Greenwich. Not exceptional. Not stunning. Just... normal.

Let's get the hard numbers out of the way first, because they're the whole story: homes sold in an average of just 17 days in August, down from 55 days a year earlier. Active single-family inventory ended the month at only 83 homes, down 29.1% year over year. And homes that sold went for an average of 103.6% of asking price.

One important caveat, though: there were only 37 single-family closings in August 2026, compared with 58 in August 2025. That's a small sample, so this is one month's median, not proof that every Greenwich home suddenly jumped 41% in value.

Still — I've gotta say, that $3.95 million number gave me 🤔. I toured plenty of genuinely beautiful Greenwich homes in the $1 million and $2 million range, and that wasn't so long ago.

And while the market data is fascinating on its own, I still can't fully wrap my head around the individual prices I'm seeing right now. Because here's the thing: you need to spend almost $4 million just to get something normal in Greenwich. Not exceptional. Not stunning. Just... normal.

Yes, I know location is everything, and that plenty of these homes get bought purely for the land and rebuilt — which is honestly even more bewildering, because then we're not even talking about what's sitting on the property. But the fact that 'normal' now starts at $4 million is a lot to sit with.
